Holiday Travel in Chile - 7000 Year Old Mummies

Chile is renowned for its inspiring and romantic landscapes that vary so dramatically from Patagonia to the Atacama Desert. It is this beautiful wilderness of lakes, volcanoes, forests and deserts that lures most people who travel to Chile on holiday. But off the well travelled tour routes of Torres del Paine and San Pedro de Atacama, Chile is full of scarcely visited natural wonders and fascinating archaeological sites. A good example is that of the Chinchorro mummies of the Atacama, the oldest mummies in the world, predating their Egyptian counter parts by 2000 years!

The Chinchorro were a coastal dwelling people of northern Chile and southern Peru, who started mummifying their dead at least 7000 years ago. The mummification methods used by the Chinchorro changed over the millennia, becoming less complicated with time. The oldest mummies found, dating from 5000BC to 3000BC, were made with a method referred to as the black method.

The black method involved dismembering the deceased - the head, arms and legs were severed from the torso, then the skin was removed. The body was then dried, before the flesh and tissue were stripped from the bone, including the removal of the brain. The body would then be reassembled - the bones were strengthened with splints, the body was stuffed with materials including clay and feathers, then the limbs and head would be reattached to the torso. The whole body was then covered in an ash paste which was also used to patch up joins and damaged areas of the skin. In the last stage of this elaborate procedure a final layer of manganese was painted over the ash paste, giving the mummy the black colour characteristic of the process.

The leading authority on Chinchorro mummies, Bernardo Arriaza, says about 282 Chinchorro mummies have been discovered to date. An interesting fact about the Chinchorro is that not only are they the oldest mummies ever discovered, but that they didn’t reserve this ceremony for great leaders and kings. It seems that they mummified all their dead.

6 Steps To A Greener, Healthier Lawn

It is important to understand that a lawn that is easy to care for and gives you the health and beauty you desire is dependant on several steps including those that occur before you make your first application of fertilizer.

St. Augustinegrass, the type of grass in most Florida homes, comes in many subtypes called varieties and have different characteristics that make them more or less suited for various conditions like shade tolerance and others. The term lawn or turfgrass as found below will be used interchangeably to refer to St. Augustinegrass.

1. Turfgrass Establishment:
Successful turfgrass establishment is important because without it lawns perform poorly and become infested with weeds that later can be difficult or impossible to selectively control.
Proper soil preparation followed by the selection of quality sod that is of the appropriate variety (cultivar) for your general shade conditions, combined with properly installed irrigation all contribute to the success of turfgrass establishment.

Neglecting any of these important steps can lead to necessary corrective action in order to maintain a healthy desired lawn.
This action can include removing sod from an area that is too shady for grass to grow and replacing it with a more shade tolerant plant material, pruning a tree to allow more sunlight, adding or moving sprinklers, or removing the existing weed infested areas and re-sodding with the appropriate variety following proper soil preparation.

2. Mowing:
St. Augustine grass should be mowed frequently enough to never remove more that one third of the grass blade and always with a sharp mower blade.Mowers should be set on the highest setting for all varieties other than semi-dwarf varieties such as Seville and Delmar, which should be mowed at about two and one half inches high. When mowing once per week, this practice can be easily followed during the slower growing cooler months but becomes more difficult during the fast growing rainy summer months.

A dull mower blade will split and tear the grass blades that will eventually die from their wounds. Split and torn grass blades can thin the grass, encourage weed growth, cause an entry point for fungus and detract from the overall appearance of the lawns color by combining dead grass blades with green healthy ones. Grass clippings should be mulched and returned to the grass to be used as an additional source of nutrients.

3. Irrigation:
Proper irrigation conserves both water and fertilizer and contributes to a healthy lawn by encouraging healthy root growth while discouraging weeds that thrive during constant wet conditions. Irrigation should be performed as needed by recognizing temporary wilt symptoms and then applying three-quarters of an inch of water. If a regular frequency is desired and you are in the St. Johns Water Management District, you must follow the irrigation requirements that allow watering only two times per week and only on specified days that correspond with your street address.You should then apply only three-quarters of an inch of water. Ask your Dr. Jack’s horticulturist for a free irrigation gauge to help you determine how long you need to water each area (irrigation zone) and set your timer (controller) up accordingly.

4. Fertilizing:
Fertilizer is a lot like vitamins. There are many different opinions on what fertilizer is the best and what the frequency and rate should be.

Turfgrass experts will all agree that St. Augustinegrass must receive additional fertilizer other than grass clippings in order to be healthy and have a good green appearance. Most turfgrass experts will also tell you that St. Augustinegrass in Central Florida requires 4 to 6 pounds of nitrogen per 1000 square feet per year.
Most will also agree that nitrogen should be applied at 1 pound per 1000 square feet, and that formulations should contain some slow-release fertilizer. We recommend that as much as 50% of the nitrogen applied should be a slow-release form.

Do not be fooled by the term organic!
Organic can be an expensive slow release synthetic or natural long feeding product, or it can be a cheap quick release synthetic or natural slow feeding product. The important key word again is slow-release.

Since our soils in Central Florida usually contain adequate amounts of Phosphorus, and because Phosphorus is detrimental to the health of our lakes, it should be applied in smaller amounts than Nitrogen and Potassium or eliminated from the fertilizer completely. Potassium is important for root growth and should be included at rates close to those of Nitrogen.
Micronutrients such as Iron and Manganese help with turf color but can cause staining if applied to paved surfaces.

Generally, you get what you pay for when it comes to fertilizer.
The cheaper the fertilizer the more you will need to buy and the shorter time it will last. This will ultimately cost you more than if you buy a more expensive fertilizer that requires you to use less but feeds your turf far longer.

Good quality broadcast spreader types are the easiest to use and achieve the best results. Avoid getting any fertilizer on paved surfaces and if you do, blow or sweep the pellets back into the lawn area to avoid potentially staining paved surfaces.
It is also important to apply fertilizer in a manner that can be utilized by the grass and not wasted or cause pollution to our lakes. Many of our paved surfaces drain into lakes and can carry misapplied fertilizers into our waterways during rainfall.

In conclusion, you need to determine several things before you apply fertilizer. Have you purchased the desired blend? Are you going to apply the right rate evenly so that you achieve an even, rich color that you desire while avoiding damage to the lawn from applying too much fertilizer? And most importantly, are you avoiding any detrimental environmental impact?

5. Pest Control:
A certain level of expertise is required to properly identify the different pests that can harm our St. Augustinegrass turf before you decide to use a pesticide.

Proper identification of insects, diseases and weeds will help you decide if a pesticide is required and if so which one should be used.

You need to read and understand the label before making any application of pesticides. There are several things you can do to reduce the need for pesticides on your site. These include proper watering, mowing, fertilizing, reducing traffic where possible, and avoiding any other stress to the grass.
If you are unsure about what you are attempting to control, you should consult or hire a professional.

Any pesticides that are unused in an application should be stored safely away from children, always kept in their original container with the label attached, and never disposed improperly by pouring them into a sink drain or body of water.

6.Change Your View and Perspective:
If you think your lawn doesn’t look as good as you think it should, or it is not as green as your neighbors across the street, try walking across the street to view your lawn.

There is no such thing as the perfect lawn and sometimes we see things up close that aren’t apparent from further away. You will probably find several things wrong with your neighbor’s lawn up close that were not apparent from your home across the street.
Having a residential St. Augustinegrass lawn that looks like a closely mowed Bermudagrass hybrid that you play golf on is an unrealistic goal.

Project Management, A Forgotten Perspective

Effective project managers know how to get the job done, and get it done right. Luggage Lessons Learned

I recently came back from the worst travel trip of my life. Although I have traveled all over the world, this was a simple trip to California yet it quickly moved to the top of the “disaster” list. I won’t bore you with the gory details but it gave me food for thought about the relevance of business travel and the lessons one can learn.

Lesson # 1:

It doesn’t matter about the difficulty in getting there. They fact is that people expect you to show up unless there is a catastrophe. The largest audience ever was there to hear my presentation and they really didn’t care how difficult my ordeal in getting there was; they just wanted to hear what I had to say.

Lesson #2:

It’s not the clothes or the makeup that people come to see, it’s the speaker or expert.
I’ve made presentations in various arrays of dress in the past but this was the first time I gave a keynote in jeans, T-shirt and running shoes. The point being the audience looks past all that. They are there for the content and not the person’s appearance.

Lesson #3:

Humor helps in almost any situation.
I opened my speech explaining that I was in rehearsal from “Trains, Planes and Automobiles Part #2.” That lightened the moment and made a connection instantly with those who travels regularly. Plus it made me feel better too.

Lesson #4:

Don’t get caught up in the ordeal.
Make the most of the time you have available. I my case, I had time to reestablish old relationships (longtime member Jan Gates) and make new ones.

Lesson #5

Show me the money.
Sob story aside it’s always important to make the people who invited you realize the received a value for their money. So do what you can do to provide support after the fact? In my case, I made myself available after the presentation and provided notes for distribution to the audience of about 400.

So remember besides the aggravation of business travel and lost luggage (I did manage to get it back upon my return), take advantage of every moment to enjoy yourself and connect with the people.

Florida Real Estate Market Still Hot for Land & Lot Investors

Is the Real Estate bubble going to burst? We have heard this
statement hundreds of times. While there are definitely going to
be strong corrections in some overly priced markets there are
other markets that will tolerate it differently.

Most of us have seen the Real Estate cycles. In the late
Eighties and early Nineties Real Estate was in a lull. It wasn’t
until the stock market decline in 1999-2001 that many people
started taking money out of stock and investing them in Real
Estate that we started to see the boom. This was also coupled
with very favorable interest rates.

Some cities are super inflated and this has caused many home
buyers to get interest only loans because they could not afford
to make payments on the traditional 15 or 30 loans. Many of
these interest only loans have principal payments and increased
interest payments coming due soon. This will force many people
who purchased on speculation to sell there home quickly. As this
begins to happen the listings on the MLS will begin to drop in
price as one desperate seller lowers his price another will
lower even further to stay competitive. We see this happening
now in major cities in California and in Las Vegas, Nevada.

Now with this understanding here is why Florida has a great shot
at riding out this burst, maybe with a small temporary decline,
only to keep a more realistic value increase.

Florida has an over abundance of job opportunity. If you live in
Florida have you tried to get your roof fixed lately? How about
fix your pool screening? Or even get an appliance fixed? You may
have seen how backed up everyone is. It is very hard to find
people to give services now. Look around and you’ll see all of
the Now Hiring signs in retail stores. The Florida economy is
booming. Jobs are available.

Also, the population of Florida is fast growing. There are quite
a bit of states that are actually loosing population where
Florida is expected to grow very rapidly especially with the new
influx of the baby boomers. They are leaving there Northern
homes, retiring and moving to more moderate climate. The coastal
areas of Florida have been growing like never seen before and

While some areas around the Country may be in danger of home and
land value decreases, most of Florida may have a small slow

What Consultants Want You to Know (But You Never Ask)

I’ve been both a CEO and a consultant, so I’ve seen from both perspectives what goes right and what goes wrong when a consultant comes in to a company. Generally the CEO or the manager who hires the consultant tells the consultant what he or she wants. Often the manager is frustrated with something that is happening at the company and expects the consultant will have the expertise to “just fix it”. While the manager needs to set the expectations, of course, the consultant rarely gets to voice what he or she knows would make the consulting engagement more successful for both.

Here is what your consultant would love to tell you about making him or her successful working on your behalf:

1. Please Do Your Homework before I Come In

Too many owners and managers hire a consultant and then stop thinking. They present a list of general problems and expect the expert to conjure dramatic results. This approach almost always ends in frustration and many, many billable hours.

Instead, you have to take the initiative and stay involved. Discuss your needs, problems, and parameters in candid terms from the start. Set a budget or schedule upfront for each project a consultant tackles. Save your skepticism (or your staff’s) for the interview process; once you’ve chosen a consultant, give him or her the benefit of everything you know and access to all important information.

One of the biggest costs in hiring outside expertise is bringing the consultant up to speed on your company’s operations. If you can prepare reports and numbers internally, you can help the consultant stay away from data gathering and other basic reporting functions; keep the consultant focused on analysis. You can tabulate numbers yourself; you’ve hired the expert to help you move forward from there. When you hire consultants, keep in mind that their most important skill should be critical analysis and problem solving.

Another point to consider is that many consultants have a steep sort of half life as to enthusiasm for a project. They are consultants because they like variety. In other words, their best thoughts and greatest creativity come early in their relationships with clients. Being prepared from the start allows you to take full advantage of short attention spans.

2. Please let me stay focused on what I came in for and keep the distractions and new requests to a minimum if you want me to stay within your original budget (or expand the budget).

A consultant’s expertise is so welcome in certain environments that they number of projects multiplies beyond the hiring manager’s original intent, but often with their knowledge. The original project may be just the tip of the iceberg of problems within a company, some of which are best solved by a consultant but many of which are best hired within the company after working with the consultant to develop a plan.

Like any outside contractor or vendor, consultant services are a commodityand consultants want to sell as much of this commodity over as long a time as they can. That’s their understandable inclination as business people. However, it’s your understandable inclination as an owner or manager to minimize the amount you pay them.

The consultant may be right to say there aren’t quick fixes to serious problems, but don’t let that lead to open-ended engagements. Most consultants agree that restructuring involves two phases: a design phase, in which new ways of doing work are fashioned, and an implementation phase, in which the new ways of doing work actually are put in place. Have the consultant schedule these phases. This helps set up an exit strategy for the consultant, which is an important cost control tool. In addition, the consultant will see the project as a limited engagement, rather than open ended.

3. Please set regular times to meet so that I have access to the person who hired me to get clarifications and not waste your time (and not waste my time).

Set regular times to meet (weekly or monthly) when the consultant will review conclusions, answer questions, and challenge you on better ways to run your business.

Make sure these are working meetings. Avoid meetings that turn into administrative updates. By meeting with the consultant regularly, you can compartmentalizeand better controlthe amount of time you spend with him or her. It also forces the consultant to be succinct and not draw on too much of your time. In this context, you can expect more from a consultant than from an employee. The consultant’s attention should focus squarely on problems you’re paying him or her to consider, not on operational details.

Remember that you are paying bigger dollar amounts for this help, so you don’t want a consultant to be billing you for time in your office unless you are using that time wisely.
